Bed Bugs in Central Coast Holiday Rentals and Airbnbs: Signs, Treatment and Host Checklist

The Central Coast is holiday country. Between summer, school holidays, long weekends and a steady stream of Sydney visitors, short-term rentals in Terrigal, Avoca Beach, The Entrance and Umina Beach turn over guests constantly. That is great for business, but it is also exactly how bed bugs travel. One guest with a bug in their luggage is enough, and the first you hear of it may be a one-star review.
Bed bugs are not a cleanliness problem
It is worth saying first: a bed bug problem does not mean your property is dirty. Bed bugs hitchhike on bags, clothes and furniture, and they turn up in five-star resorts and tidy beach houses alike. What matters is how quickly you spot them and how you respond. Left alone, a few bugs can become an established infestation in weeks, because they hide in small gaps and breed quickly.
Signs to look for
Small rusty or dark spots on sheets and mattress seams, which are bug droppings and crushed bugs. Tiny pale shed skins and eggs along seams, in the headboard and behind bed frames. Live bugs, which are flat, oval, reddish-brown and about the size of an apple seed. A sweet, musty smell in heavier infestations. Guests who report itchy bites in lines or clusters, often on the arms, shoulders and neck. Remember that not everyone reacts to bites, so a guest saying nothing does not mean the room is clear.

What to do if a guest reports bed bugs
Take it seriously and respond fast. Block the booking calendar for the room or property so no new guests move in. Strip the beds and bag the linen in sealed bags, then wash hot and dry on high heat. Do not move furniture, mattresses or bedding to other rooms, because that spreads the problem. Photograph anything you find, and then call a licensed pest controller to confirm. Many suspected bed bugs turn out to be carpet beetles or fleas, and treating the wrong thing wastes time.
How professional bed bug treatment works
Your technician will start with a thorough inspection of mattresses, bed bases, headboards, bedside tables, skirting boards, curtains, power points and soft furnishings. Treatment normally combines targeted insecticide application to harbourage areas with steam or other methods where suitable, and a follow-up visit to check that the cycle has been broken. Bed bugs have resistance to some products, so a single quick spray is rarely enough. You will be given preparation instructions, which usually include laundering, decluttering and leaving the room undisturbed. Good prep makes a big difference to the result.
A practical host checklist
Use zippered, bed bug proof encasements on mattresses and pillows, because they remove hiding spots and make inspection easy. Choose light-coloured bedding so spotting is easier. Keep bed frames simple and avoid lots of cushions and clutter. Inspect mattress seams, headboards and bedside tables at every changeover, and take 30 seconds to do it properly. Put a luggage rack in each room so guests do not leave bags on the bed. Keep a record of inspections and cleans in case a complaint is made. Book a routine inspection before peak season, particularly ahead of summer and school holidays.

Frequently asked questions
Can I treat bed bugs myself? Shop-bought sprays usually push bugs deeper into the walls and furniture. Professional treatment with follow-up gives far better results.
How long before I can take bookings again? Your technician will advise after treatment and the follow-up check. Do not rush guests back in before that.
Do I have to tell guests? Check your platform's rules and your own obligations. Being honest with an affected guest and moving them quickly usually protects your reviews better than denial.
Are bed bugs dangerous? They are not known to spread disease, but bites are itchy and the stress and reputational damage are real.
