Rats and Mice on the Central Coast — Signs, Seasons, and How to Get Rid of Them

Rats and mice are a year-round problem on the Central Coast, but autumn and winter are when most homeowners notice them for the first time. As temperatures drop, rodents that have been living outdoors start looking for shelter — and roof cavities, sub-floors, and wall voids are exactly what they find.

Here's how to know if you have a rodent problem, and what to do about it.

Signs you have rats or mice

Sounds in the roof at night — the most common first sign. Scratching, running, and gnawing sounds coming from the ceiling cavity after dark. Rats are larger and sound heavier; mice are faster and lighter.

Droppings — rat droppings are about 10–15mm, dark, and capsule-shaped. Mouse droppings are smaller (3–6mm). You'll find them near food sources, along walls, in the backs of cupboards, or in the sub-floor.

Gnaw marks — rodents gnaw constantly to keep their teeth short. Look for chew marks on food packaging, electrical cables (a serious fire risk), timber framing, and plastic pipes.

Smear marks — rats follow the same routes repeatedly and leave greasy smear marks along walls and beams from their fur.

Nests — shredded paper, insulation, or fabric in a sheltered spot. Usually in the roof void, sub-floor, or behind large appliances.

Smell — an ammonia-like odour from droppings and urine, or the unmistakable smell of a rodent that has died inside a wall or ceiling cavity.

Black rats vs brown rats — what's on the Central Coast?

Both species are present in the region.

Black rats (Rattus rattus) — the most common in coastal and suburban areas. Excellent climbers. They prefer roof cavities and high areas. Slender body, large ears, long tail.

Brown rats (Rattus norvegicus) — larger and heavier. More likely to burrow. Found in sub-floors, compost heaps, and around the perimeter. Shorter tail relative to body length compared to black rats.

Knowing which species you have matters for treatment placement — black rats need roof baiting, brown rats need ground-level treatment.

How rodent control works

Baiting — the most effective method for most residential situations. Tamper-resistant bait stations are placed in key locations inside the roof void, sub-floor, and exterior perimeter. Rodents feed on the bait and die within a few days. Dylan uses second-generation anticoagulant baits that are highly effective against both species.

Entry point inspection and sealing — baiting solves the current population, but sealing entry points stops new rodents coming in. Dylan checks for gaps around roof penetrations, sub-floor vents, damaged soffit boards, and any opening larger than 20mm (mouse) or 30mm (rat). Permanent exclusion requires fixing the physical entry points.

Snap traps — useful in specific situations (where bait stations can't be placed safely, or where a quick removal is needed). Not a standalone solution for a full infestation.

Why you shouldn't ignore a rodent problem

Beyond the obvious hygiene concerns, rodents cause real property damage:

  • Electrical fires — rats gnaw through cable insulation, creating short circuits and fire risks. This is the most serious consequence of an unresolved roof rodent problem.

  • Structural damage — gnawing at timber framing and insulation.

  • Water damage — chewing through plastic pipes.

  • Disease — rodents carry leptospirosis, salmonella, and other pathogens through their droppings and urine.

A problem that starts with scratching sounds in September can become a significant issue by winter if untreated.

When to call a professional

If you've placed supermarket baits and the problem hasn't resolved within 2–3 weeks, the population is larger than surface baiting can handle, or the rodents are in the roof cavity and you can't safely place bait up there, it's time to call in a professional.

Dylan places bait stations in the roof void and sub-floor, checks the exterior perimeter, and identifies the entry points that need fixing. He'll also tell you honestly if the problem is something you can manage yourself with the right products.

Rodent control from $60 — from a single bait station placement to a full property treatment.
