Termites can strike any Central Coast suburb, but risk follows the property more than the postcode. Houses near bushland, creeks, lakes and big trees, homes with old timber retaining walls or garden edging, and anywhere moisture collects under the building are the most exposed, whether that is Woy Woy, Terrigal or Bateau Bay. The most reliable defence is a termite inspection at least once a year. Smash Pest Control inspections start from $240.

Why the Central Coast suits termites

Termites want warmth, moisture and timber, and the Coast supplies all three. The climate is mild and humid, a lot of homes back onto bushland or reserve, and the region is wrapped around lakes, creeks and estuaries that keep the ground damp. Add older homes with timber subfloors, retaining walls built from sleepers and a long run of garden beds against external walls, and you have plenty of easy entry points. Our termite page covers the basics of how colonies work.

Termites in Woy Woy, Umina and the Peninsula

The Peninsula is surrounded by water and low-lying ground, and a good share of the housing is older and raised on piers. That combination means damp, shaded subfloors, which termites like. If you own in Woy Woy, Umina Beach, Ettalong Beach or Point Clare, pay attention to drainage under the house, vents that are blocked by garden growth and any timber touching the ground.

Termites in Terrigal, Wamberal and Avoca

The coastal strip mixes established leafy streets with newer builds on sloping blocks. Large trees, timber decks and stairs, and retaining walls cut into hillsides give termites both a food source and a way in. In Terrigal, Wamberal and Avoca Beach check the timber stairs and deck frames, garden sleepers and anything that stays damp after rain. Salt air does not protect timber from termites, so do not assume a sea breeze keeps them away.

Termites in Bateau Bay, The Entrance and the northern lakes

North of Tuggerah Lake there is a lot of slab-on-ground housing, plus pockets of bushland and lake edge. Slab homes still get termites: they get in through gaps around pipes, expansion joints and slab edges that are hidden by paving or garden beds. If you live in Bateau Bay, The Entrance, Wyong or Toukley, the inspection should look closely at the slab perimeter, wall cavities, roof void and any timber outbuildings or fences.

When to book, and what it costs

Australian Standards recommend a termite inspection at least once a year, and more often if your property is high risk. Spring is a sensible time, because activity and swarms pick up from October; see our spring termite season guide. Smash Pest Control termite inspections start from $240 and include a visual inspection of the roof void, interior, subfloor and grounds, with moisture and thermal checks where needed. If activity is found, Dylan explains the options, from direct treatment to a termite management system. Our inspection cost guide breaks down what drives the price.

Central Coast termite FAQs

Are termites common on the Central Coast?

Yes. The mild, humid climate, bushland, waterways and older timber structures create good conditions, and any suburb can be affected.

Which suburbs have the most termites?

Risk follows the property more than the postcode. Homes near bushland, creeks, lakes, big trees and old timber walls are higher risk anywhere.

How often should I get a termite inspection?

At least once a year according to Australian Standards, and more often for high-risk properties.

What are the first signs of termites?

Mud tubes, hollow-sounding timber, discarded wings, bubbling paint and doors or windows that start sticking.

Do slab homes get termites?

Yes. They enter through gaps around pipes and slab edges, so slab homes still need regular inspections.

How much is a termite inspection on the Central Coast?

Smash Pest Control termite inspections start from $240.
