Found Possible Termite Signs? What to Do Before an Inspection

Updated: 6 days ago
A mud-like tube, damaged timber or discarded wings can prompt concern, but a visible sign alone does not tell you whether termites are active or how far any damage extends. If you have noticed something at a Central Coast property, record what you can see from an accessible position and arrange a termite inspection. Our termite service guide explains how an inspection differs from treatment and ongoing management.
Before the appointment, make a note of where you saw the sign, when you first noticed it and whether there have been leaks, repairs or previous termite work nearby. The inspection preparation checklist covers access and records worth having ready. You do not need to identify the insect yourself, open a wall or enter a roof void to prepare.
Record what is visible without disturbing the area
Take a clear photo if you can do so from a normal, accessible position. Include enough surrounding detail to show where the feature sits, then write down the room or outside location. Avoid pulling apart timber, moving heavy items or applying a product to an unidentified area before discussing it with the inspector. If a structure seems damaged or unsafe, keep clear and seek suitable building advice.
Explain the concern when booking
Tell the inspection provider whether this is a new observation or a recurring concern. Mention any previous inspection report, treatment record or installed termite system. Also flag locked areas, tenants, pets and anything that may limit access. Ask what the inspection covers and what written report you will receive; scope can vary with the property and service booked.
Use the report to decide what happens next
Read the findings and the listed limitations together. Ask which observations need follow-up, whether any inaccessible area needs another visit, and whether treatment or monitoring is recommended. An inspection records evidence in accessible areas at the time; it is not a promise that termites cannot affect the property later. If management is proposed, ask about its scope, maintenance and written terms. Our termite management systems page outlines that separate service.
